Rent is always due on the first day of each calendar month. While leases may differ, most leases allow for a three day grace period before a late fee will be incurred and / or collection action taken by the landlord. It is not acceptable to be late. Please be aware that landlords have mortgage payments that are due on the first day of each month. If the landlord fails to pay on time, he or she will be subjected to substantial late fees and a downgrading of their credit rating.
